COMMON AREAS

• One six passenger High end Johnson lift with suitable interiors as specified by the architect.

• Elegant main entrance lobby complete with Marble or Granite tile flooring.
• Lift fascia with granite tiles will be provided in all the floors.

• Underground water storage sump of adequate capacity will be provided.
• Overhead storage tank of adequate capacity will be provided.
• Provision for bore well.

• Name board and letter boxes will be provided.
• M.S. gates in locations sanctioned as per CMDA.
• Adequate lighting will be provided in the compound as per the architect's specifications.

FLAT SPECIFICATIONS

• Interior walls of living, dinning and bedrooms will be finished with one coat of primer and two coats emulsion paint of Asian/ICI/equivalent w/putty finish.
• Exterior walls and all other walls will be finished with weathering proof coating.
• Walls in kitchen above the tiles will be finished with oil Bound Distemper [OBD] paint.

• Three phase concealed electrical wiring and electrical supply with MCB w/phase changeover for each flat will be provided.
• Switches will be Modular of Anchor Roma or equivalent.

• Colored glazed ceramic tiles of Kajaria/Bell/Somany up to 7'-0'' height in all bathrooms.
• Anti-Skid ceramic flooring of Kajaria/Bell/Somany in all bathrooms.
• C.P. fittings in all bathrooms jaguar Continental/equivalent will be provided.
• White or ivory colored sanitary were in all bathrooms of Parry Ware /equivalent.
• Health faucets will be provided in all bathrooms.
• Overhead shower with arm and rose will be provided with oval washbasins with granite tabletop counter (subject to space availability).

KITCHEN

• Polished black granite counter top platform of 2' width and 20mm thickness will be provided.
• One stainless steel sink and drain board of Carysil/Diamond/equivalent will be provided.
• Colored glazed ceramic tiles of Kajaria/Bell/Somany up to a height of 2' above platform will be provided.
• Rustic vitrified tiles flooring as specified by the architect will be provided.

FLOORING

• Vitrified tile flooring of size 2'-0'' x 2'-0'' will be provided in the living, dining & bedrooms
• Balconies will be provided with ceramic tiles

JOINERIES

• Main door with teakwood frame and decorative teakwood paneled shutters with both sides melamine polished will be provided. Comes with required locks and fittings in brass/stainless steel.
• Windows will be finished with UPVC windows of ELGI make or equivalent. Other doors will be provided with padak wood frames and molded compressed wood fiber doors with teak skin of kuttys/equivalent and will be varnished on one side and enamel painted on the other side.
• Toilet and Balcony doors will be of water proof quality.
